Two national homebuilders paid $10.75 million Wednesday for a shovel-ready 332-lot subdivision on Big Sky Boulevard, between Kissimmee and St. Cloud.
The seller was a Daryl Carter-led investment group, which had purchased the 98-acre Murrell property in 2019 and led the project through its permitting approvals. The subdivision has an approved Site Development Permit from Osceola County that calls for 244 detached home lots and 88 townhouse lots.
“This is a nice sized property for a builder,” Carter said. “You’ve got all those big DRIs coming in along the lake. This is a good size, and it’s extremely well located. We were blessed to hit the market now. We bought it at the right time, and we are benefiting from the continued improvement in the market and Florida’s economy.”
The two homebuilders also teamed up to complete the final three phases of Southern Pines, also in the St. Cloud area.
Richmond American, a division of M.D.C. Holdings, will offer eight ranch and two-story floorplans from its Seasons product line on the 50-foot and 70-foot lots. Buyers will have a three-car garage option on some of the 70-foot wide lots.
On the 25-foot-wide, alley-loaded townhouse lots, the homebuilder will introduce a new paired-unit product from its Urban Collection. The attached, two-story units are 19-feet, 10-inches wide with a 5-foot side yard setback. Each has three bedrooms, 2½ bathrooms, a covered porch and side patio and a two-car garage.
The Big Sky community is designed with the homes encircling two large retention ponds, and it has about 6 acres set aside for community amenities, including a pool, sports courts, playgrounds and a pocket park with picnic tables.
Taylor Morrison has also been active in the St. Cloud market with its recent acquisition of nearly 200 townhouse lots at Anthem Park. The Arizona-based homebuilder also has two massive developments in the works in the Poinciana area, with its 2,549-acre Westview master-planned community and in Seminole County on the former Flea World site.
