Longtime Orlando real estate broker and developer Alan Charron is prepping a 1.8-acre site next to Liberty High School in Poinciana for a $5 million mixed-use project.
Charron, president of Real Property Specialists, filed construction plans with Osceola County and the South Florida Water Management District for the project he’s calling Blake’s Landing. It’s the second phase a project on Pleasant Hill Road between the High School and a Lowe’s home improvement store.
Last year Charron completed the first phase, a Taco Bell at 4370 Pleasant Hill Rd., and sold it this past May for $1.4 million.
Charron bought the 1.8-acre parcel in 2018 under the entity Poinciana Synergy LLC. He paid $800,000.
Blake’s Landing would rise just north of the Taco Bell, at the corner of Pleasant Hill and the school entrance road, and would share cross-access easement to the Lowe’s store. The construction site plan submitted by engineer Mitch Collins calls for a 7,574-square-foot medical office building at the hard corner closest to the school, and a 8,900-square-foot, multi-tenant retail building. The plan shows four tenant bays.
Real Property Specialists has been active in the Poinciana area. The firm completed and sold a retail development in 2018 on Cypress Parkway that included shops, a Zaxby’s and Apsen Dental.
RPS is also progressing on the final phase of its Shoppes at West Oaks project in Ocoee. The real estate company filed building permits in July for a four-story, 125,100-square-foot commercial building with climate-controlled units and more than 41,500 square feet of office and retail space at 9000 W. Colonial Drive.
The project is a part of the Shoppes at West Oaks Planned Development, approved in 2008. The PD includes an already completed 16,500-square-foot Aldi grocery store and an Aspen Dental office and McDonalds fast food restaurant fronting S.R. 50.
