A Winter Park-based developer is planning to break ground this summer on a medical office park with a 24-hour emergency clinic across from Osceola County's government annex on E192 at Partin Settlement Road.

Carson Good, who was involved in the development of the Publix-anchored shopping center and CVS on E192, has filed a Preliminary Subdivision Plan with Osceola County for the 8.45-acre health park. He's owned the property for about a decade and has adjacent parcels under contract. He has applied to add those parcels to the existing Fish Lake Planned Development, which governs his property, and to convert them to commercial or office uses.

Initial plans call for a 2-story, 50,000-square-foot medical office building and clinic.

"It's a great location," Good said. "Partin Settlement and 192 is a major intersection. Incomes are strong in this area, and there's a lot of very fast-growing, high quality residential development."

The conceptual site plan shows a 2-story medical office building and adjacent 1-story emergency clinic, as well as future retail parcels on U.S. 192.

Good sold one of the commercial lots in 2017 to Intram Investments, which opened a Twistee Treat there. He said he'd like to bring in more restaurants to complement the health park, but the medical office now is a higher priority.

D.R. Horton is prepping for the next phase of Kindred, its massive master-planned community east of Lake Tohopekaliga in Osceola County.

KPM Franklin is the civil engineer and Rj Whidden & Associates is the planner. Good said he would be hiring an architect and general contractor in the coming months.

"We'd like to be able to break ground as early as June," he said. "The county has been really cooperative."

D.R. Horton's Kindred community, approved for nearly 4,000 homes, is just west of the Fish Lake PD. Horton is also entitled for 550,000 square feet of retail, office and institutional uses in the master-planned community.
