Better Built Homes launching new townhouse project on U.S. 27

Better Built Homes has started construction on Holly Grove Village, a townhome community near Posner Park.

Polk developer and homebuilder Jean Marsan has broken ground on a 40-unit townhouse development on the U.S. 27 corridor, just north of Heart of Florida Hospital.

Marsan, owner of Marsan Realty and Better Built Homes, bought the 5-acre parcel on Holly Hill Grove Road in December for $182,000. The project is named HollyGrove Village.


Orlando Vacation Realty has the exclusive listing, and broker An Flamand told GrowthSpotter the community has been selling well, especially with her European clients looking for safe U.S. investments. Short-term rental is a permitted use.

HollyGrove Village is located just off U.S. 27, south of the I-4 interchange.

"We already have eight under contract and another two contracts out this week," Flamand said. "It's a good location. It's five minutes from Posner Park, it's close to the hospital and it has good access to I-4."


It's also across U.S. 27 from Ridgewood Lakes, a Del Webb active adult golf community.

Flamand said each unit would have ceramic tile wood-look floors, stainless steel appliances and granite counters.

The community is surrounded by orange groves, and Flamand said Marsan may expand it in the future. The neighborhood features a mix of three and four-bedroom units, some with garages, starting at $210,900 and topping out at $257,900. Marsan will build a small pool and clubhouse with a fitness center and business center.

"It's right in the sweet spot for investors in the international market," Flamand said. "They don't like to go above $250,000."

Marsan has been active in the Four Corners area over the last year. In 2016 he started construction on Natures Reserve, a 145-unit subdivision on FDC Grove Road just north of HollyGrove Village.

He received permits in February from the South Florida Water Management District for Fox Run, a vacation home resort at the intersection of U.S. 17-92 and Kinney Harmon Road. That 147-acre community will have 251 units on a mix of lot sizes ranging from 40 feet to 60 feet.

In March, Marsan held a pre-application meeting with Osceola County planners to discuss his plans for a 156-acre gated retirement community on Bella Citta Boulevard, next to ChampionsGate.

Marsan is proposing a total of 671 residential units, divided between apartments and single-family homes. The project, dubbed Terra Vest, would also include a 200-unit assisted living facility and potentially 69,000 square feet of commercial space.
