One of the largest townhouse communities in Polk County history is in the works on the U.S. 27 corridor south of the Interstate 4 interchange at Posner Center.
Winter Haven-based Cassidy Homes assembled 87 acres in Haines City for a project called Brentwood Townhomes, a planned community of 942 units that would be developed over five phases. The first 226 units are in Phase 1 and will be on 43.3 acres west of U.S. 27 North, east of FDC Grove Road, south of Minute Maid Ramp Road 1 and north of Holly Hill Grove 3 Road. The property was annexed into Haines City last November, city planner April Brown told GrowthSpotter.
The first three phases have been approved by county and city planners. Polk County approved Phase 1 on the condition that no lots be sold until a triplex lift station is constructed and operational and has been accepted by the county. The county will supply utilities to the entire 942-townhome community; Haines City is the taxing district for the Phase 1 units.
“It was started in the county,” Brown said. “We have done the annexation and now we’re going to do the land-use amendment” to reclassify the property to City Medium Density Residential from County Residential Medium. The amendment was approved by the City Commission on Feb. 3.
Phase 1 includes an amenity center with a pool and cabana with 2 restrooms.
Entrances to Phase 1 are located off of FDC Grove Road and Minute Maid Ramp Road 1, which is about 1.5 miles south of the I-4 interchange. Buildout of the entire Brentwood Townhomes community is expected before the end of 2025, according to traffic study by Tampa-based RAYSOR Transportation Consulting. Cassidy also is working with Tampa’s Absolute Engineering and GeoPoint Surveying Inc.
Builder D.R. Horton is advertising its Express Homes brand as part of Brentwood closer to Davenport as coming in fall of this year. D.R. Horton also plans to build in Cassidy’s Crosswinds in Haines City with estimated availability in winter 2023.
Before Brentwood, Taylor Morrison Homes’ Westview, with 616 units in Poinciana, was the largest townhouse community proposed in Polk County. D.R. Horton is also adding over 500 townhomes in Greystone/Ridgewood Lakes, next to Del Webb Orlando.
Brentwood is west of two single-family Planned Developments by Winter Haven-based Cassidy on 367 acres near the Heart of Florida Hospital. Both properties are west of U.S. 27 North, east of FDC Grove Road and north of Massee Road and the Charles Cove subdivision. The Kalogridis property is about 109 acres with plans for up to 418 lots and is south of Holly Grove Road #1. The Wynnstone project is up to 793 lots on 259.3 acres south of Minute Maid Ramp Road #1. The developments received Haines City zoning approval a year ago.
None of the projects has started applying for building permits yet, Ted Adkins, Haines City deputy director of development, told GrowthSpotter. Brentwood is under site construction review. Kalagridis is under site construction now.
Cassidy also has a nearly 3,000-home project in the works in Haines City in Crosswinds, covers 603 acres and would eventually add 444 townhomes and 2,646 single-family homes to what is now vacant agricultural land. D.R. Horton says it will have homes there in winter 2023.
“Things aren’t really slowing down,” Atkins said. “We’re still churning out building permits at a high rate.”
The majority of permits are for residential building, he said. “We are starting to get some commercial interest but it’s not there yet. I wish that would move along a little faster.”
