Richmond American Homes buys homesites in Polk County for $3.9 million

Richmond American Homes Florida is set to add 156 residential homes in two new communities in Polk County as it extends its Central Florida presence with its signature Seasons communities.

The Orlando-based M.D.C. Holdings subsidiary bought 74 sites on 18.72 acres last week for $1.7 million from Hilltop Groves LLC to create Seasons at Hilltop in Dundee. The homebuilder purchased 82 lots on 23.04 acres for $2.2 million from Johnson Land Investments LLC and principal Joe Esposito in September in Haines City to create Seasons at Forest Creek, which according to the company’s website, is sold out.

Both communities are expected to begin sales in fall 2022, marketing manager Kathleen Pollack told GrowthSpotter. The communities are among the eight Richmond American’s Brian Dalrymple told GrowthSpotter in April the homebuilder is on track to open this year and next. Dalrymple is vice president of land for the Orlando division. Richmond American closed on two Haines City subdivisions in April.

The builders will offer multiple floorplans with new, contemporary exterior elevations at Big Sky in St. Cloud.

Richmond American’s Seasons brand is known for small home sizes with large lots and customizable finishes. Designed for first-time homebuyers, retirees and anyone wanting to downsize, Seasons clients go to the builder’s Home Gallery where they can choose from thousands of options for floors, cabinets, countertops, colors inside and out, along with floor plans, to create a unique home, Pollack said.

The communities aren’t over-amenitized, the company says, because its clients are looking for affordable in some cases, custom in others but they generally don’t want to spend money on amenities they won’t use. homeowners association fees are low in Seasons communities because of that, Pollack said. Hilltop will have a community park. Forest Creek, located at East Johnson Ave. and N. 30th St, will include two children’s playgrounds and six floor plans. Other Seasons communities have dog parks, sometimes a community pool or maybe a tot park. The home lot sizes are large enough for a pool if the buyer wants to put one in after purchase.

The homebuilder is ramping up production, with plans to open eight new communities this year and six in 2022.

Homes in the Seasons collection are 3-6 bedrooms, 1,450 to 3,330 square feet with base prices starting in the mid $200,000s to low $300,000s. Ranch and 2-story plans are available with 2-car garages, but 3-car garages are available.

The builder likes Polk County for its availability of land, the price of that land and job growth in the area, along with proximity to Tampa and Orlando.

Richmond American has another Seasons community in Dundee and in Haines City, along with communities in Winter Haven, Auburndale, Lakeland, Davenport and Lake Alfred. Last week the builder purchased 175 lots in St. Cloud, where it will join with Taylor Morrison Homes to develop the 332-lot Big Sky subdivision.
