Park Square Homes launching three new communities on U.S. 27 corridor

Park Square Homes will launch a trio of new subdivisions on Polk County's U.S. 27 corridor this year, all designed to appeal to first-time homebuyers.

CEO Suresh Gupta told GrowthSpotter the builder is almost sold out at Carlisle Grand, a 158-home community on Holly Hill Fruit Road that launched in 2016. That community offers four floorplans, each with three elevations, starting in the low $200,000s.

"We want to repeat the success we had at Carlisle Grand," Gupta said. "We're going to be offering the exact same floorplans."

The Orlando-based homebuilder has already started clearing land for two communities. Goldenridge, near the intersection of Holly Hill Road and Davenport Boulevard, has 131 lots. Trinity Ridge, which has 62 lots, is closer to Walt Disney World and U.S. 192. 

Both communities are designed with 50-foot lots and a modest amenity package that includes a tot lot or dog park. Gupta said the homes at Trinity Ridge would cost about $10,000 more because the land was more expensive.

The third project is so new the builder hasn't chosen a name yet.  

Haines City Commissioners on Thursday approved an annexation request by Park Square Homes for three parcels, totaling 38 acres, on Holly Hill Cutoff Road west of U.S. 27.

"The hospital is close by. It's close to schools and shopping," Gupta said. "It's really an ideal location for a family." 

The city's Planning Commission has already approved the initial zoning and preliminary site plan with 152 lots, which Gupta said are 52 feet wide.
