AV Homes planning another expansion at Solivita in Poinciana

AV Homes is prepping a fifth phase of the popular Solivita retirement community in Poinciana, just south of the Osceola County line.

AV Homes has filed preliminary plans for a fifth phase of its highly successful active adult community, Solivita.

The homebuilder submitted engineering plans to the South Florida Water Management District for a 209-acre parcel in the southwest corner of the Cypress Parkway-Solivita Parkway intersection. The project is in the Polk County portion of the Poinciana neighborhood.


Solivita is an award-winning, 4,300-acre retirement community with its own town center, country club and two golf courses. AV Homes launched the "Treviso" neighborhood last year and by Christmas had sold more than half of the 36 estate home sites.

The new plan divides the subject property into five segments, plus a separate area for a new amenity center. The engineering plans prepared by Carnahan Proctor and Cross show about 250 lots in segments 5A and 5B. Three other segments -- 5C, 5D and 5H -- are reserved for future development.


AV Homes is by far the largest builder in the Poinciana area. The builder is also in permitting in Osceola County for a 305-home subdivision on Poinciana Boulevard.
