IBI Group has homebuilder LOI for 40 acres north of Orlando airport

IBI Group's Maitland office has a homebuilder lined up to buy a 40-acre parcel five miles north of Orlando International Airport that's being rezoned for 153 townhouses, the company's COO told GrowthSpotter.

Located at 4190 S. Goldenrod Road, just north of the intersection with Narcoossee Road, the land is currently zoned residential and should have about 20 developable acres, with the rest designated as wetlands.

IBI, which is developing the property on behalf of trustee Larry L. Jones, began talking with Orange County planning staff in October on the need to first establish a wetland impact permit with its Land Use Plan, for conservation area changes.

Since then, IBI has renewed a formerly expired CAD (Conservation Area Determination) for Orange County staff. A Conservation Area Impact Permit application will next be reviewed by the county's Environmental Protection Division, then forwarded to the Board of County Commissioners for approval.

A Preliminary Subdivision Plan should be submitted to the Development Review Committee in the next two to three weeks. The PD rezoning should also make its way through the Planning and Zoning Commission and BCC over the next three months.

A Letter of Intent has been secured from a homebuilder to buy the land, said Richard C. Wohlfarth, chief operating officer of IBI Group's Maitland office, which is serving as developer, engineer, planner and surveyor on the project. He declined to name the potential buyer.
