KB Home launching new subdivisions in Groveland, Winter Haven

KB Home is reactivating a community on Winter Haven's Lake Lucerne and Lake Henry after it sat dormant during the housing bust.

KB Home has started construction and will open sales this summer on two new subdivisions in Groveland and Winter Haven.

Lake Lucerne in Winter Haven is a reactivated project that KB had purchased for $9 million in 2005. The 388-lot subdivision is divided into six develoment phases.

Jim Reinert, vice president of land for KB Home Orlando, told GrowthSpotter construction is already underway on the first phase, which comprises 87 lots.

"This is a case where we waited for the market to mature," Reinert said.

The neighborhood is about a 10-minute drive from Legoland.

KB will break ground shortly on two new models. The community also will feature a pool, cabana, tot lot and a park with an observation tower overlooking Lake Henry.

Stewart Lake Preserve is located on S.R. 33, just south of S.R. 50. KB Home paid $1.87 million in late January for the 27-acre site, which was already permitted for 85 lots.

Stewart Lake Preserve is on the east side of S.R. 33 in Groveland.

"We're going to be introducing a new product line, so we're finalizing the designs plans now," Reinert said. "We're changing up our elevations, adding more shutters and architectural elements."

Reinert said the new elevations eventually will be available in all KB Home communities. They include some interior enhancements as well.

"We've got some new standard features, like dual sinks in the bathroom," he said. "And we're adding more kitchen cabinets."

Floorplans will vary in size from 1,500 square feet to 3,000 square feet. Prices will start at around $200,000.

"This is going to be a great value for people, especially if they're commuting to the Clermont job corridor," Reinert said. "It's right in the heart of Groveland and really close to shopping."
