A nearly 16-acre lot next to Apopka Elementary will soon give rise to a new townhome community.

Columbus, Ohio-based homebuilder M/I Homes just received approvals from Apopka’s Development Review Committee to move forward with its proposed 92-lot townhome subdivision called Hidden Lake Reserve.

The property at 501 Old Dixie Hwy. was purchased by M/I Homes earlier this summer for $800,000. The seller, TGINF LLC, is a company led by businessman James Teel.

Plans for Hidden Lake Reserve call for 15 attached townhome buildings with up to six units each that surround a 3-acre conservation lake and two stormwater ponds.

Amenities includes a lakefront clubhouse and pool area and a separate 0.16-acre recreational area.

Maximum allowable building height is 35 feet, which can allow for three stories, but typically the homebuilder sticks to building two-story townhomes.

Madden, Moorhead & Stokes is the civil engineer.

M/I Homes is building a larger 320-lot townhome community near Lake Nona as part of the Tyson Ranch Planned Development on Boggy Creek Road. Plans for that community call for a dog park, resort-style pool with a cabana and playgrounds.

The developer is also building out its Encore at Ovation residential community within Horizon West, which consists of 432 lots. The project features three different product types within four phases.

The latest project, wouldn’t be M/I Homes first in Apopka. The homebuilder is finishing up the second phase of its Vistas at Waters Edge single-family home development south of Hooper Farms Road and west of South Binion Road.
