DR Horton is making plans to build 208 single-family homes on a 71-acre parcel along State Road 429 approximately 2 miles north of the North Orange Blossom Trail interchange, according to filings with Orange County.
The land along Ponkan Road neighbors the north end of Zellwood Station Country Club's golf course amid the high-activity 429 corridor around Apopka.
Houston-based family real estate firm Silvestri Investments purchased the land in 2008. The land has been eyed for as many as 281 homes in recent years, according to county records, with Keewin Real Property Company associated with those filings about three to four years ago.
According to preliminary plans, minimum lot sizes are 5,500 square feet each comprising 41 acres, with homes on the south edge bordering two holes on the golf course. Plans include two small parks on opposite sides of the subdivision, with a gazebo on a 1/3-acre site keeping homes from having backyard neighbors in the eastern portion and a tot lot on just more than 1 acre in the western portion.
Attempts to reach Silvestri and Keewin were not immediately successful.
To the south, Benge Development plans 1,000 apartments along with a mix of other uses at 429 West on 100 to 130 acres that reaches Orange Blossom Trail. Site work could begin by the third quarter of next year, president Tony Benge said.
Apopka is the most populous western suburb of Orlando with more than 51,500 residents in 16,000 households as of 2017 U.S. Census Bureau estimated figures. Approximately 74 percent of homes are owner-occupied and median household income is listed at $60,273.
