RockHarbor buys 34 acres in Horizon West hot-zone near Winter Garden, Disney

An affiliate of RockHarbor Investments bought 34 acres on Aug. 31 for $4.25 million from a Walt Disney World affiliate, with the land nestled between major residential developments on Seidel Road and just minutes from Winter Garden, Horizon West's future Hamlin Town Center and the Disney parks.

RockHarbor Residential II, an affiliate LLC of Celebration- and Boca Raton-based RockHarbor Investments, acquired the land from Compass Rose Corp., a wholly-owned subsidiary of The Walt Disney Co. which has owned land and mineral rights in the past for Walt Disney World.


Calls for comment on the purchase were not returned Tuesday by RockHarbor or Walt Disney World officials.

The property lies along the west side of Seidel Road with a Winter Garden mailing address. Generally northwest of Lake Lartigue, the 34 acres sit between the Lakeview Pointe development being built by Pulte Homes, and the Watermark community being built by Meritage Homes at 9001 Seidel Road.


That stretch of Seidel Road is a 10-minute drive to Disney parks, three minutes to the 429 Expressway, is a short drive to Horizon West and Winter Garden shopping, and boasts "A" schools in the area, said Shawn Wolters, sales representative for Meritage Homes' Watermark development.

RockHarbor has previously developed the 350-apartment garden-style walkup Emerson at Celebration, the 379-unit Falcon Square apartments in Horizon West, the 300-unit Falcon Pines apartments in Orlando, and the 394-unit Falcon Parc apartments in Lake Nona.

The company has also played a role in developing the 1,860-acre master-planned Avalon Park neighborhood, the 289-townhouse Daniel's Landing development in Winter Garden, the master-planned community Independence near Winter Garden and Windermere, Miditerranea single-family community in Windermere, Savannah Landings and Savannah Pines townhouse developments in Orlando.
