Unicorp National Developments and Orlando developer Dwight Saathoff are progressing on plans for a 158-acre, gated luxury residential development on Ruby Lake, just a few miles northeast of Downtown Disney along Palm Parkway.

Development plans filed with Orange County for Ruby Lake Estates indicate 236 lots for single-family homes. Those homes should start at $500,000, with Pulte Homes to potentially purchase and build out the entire site, according to Orange County planning staff.

The development's Preliminary Subdivision Plan (PSP) for Lot 3 of the Ruby Lake PD should go before the Board of County Commissioners for approval Sept. 22. If approved, Unicorp could then begin to submit preliminary construction plans and begin the platting process to eventually sell home lots, a process that may take the next six to 12 months.

The development partners have had an agreement filed publicly since March to eventually purchase two parcels totaling 157.88 acres owned by DFD One, an LLC tied to Chicago-based advisory group MorrisAnderson, which is representing a group of lenders on the property.

The property is bordered to the north by Hilton Resorts Corp.'s Grand Vacations Parc Soleil resort, and to the east by Palm Parkway and I-4.

Planner and engineer for the project is VHB, Inc., while environmental work has been done by Bio Tech Consulting, Inc., and survey work by Southeastern Surveying.
