Western Winter Garden 'blowing up' with residential development

Winter Garden recently rezoned this land outlined in red for a new home development.

Winter Garden has approved another new neighborhood on its fast developing southwestern edge off Marsh Road.

K. Hovnanian Homes is planning a 107-lot development on 126.4 acres east of Williams Road and west of Avalon Road, at address points 16846, 17999 and 17166 Marsh Road.

Melissa L. Premer and Carolyn J. Panghorn own the land. K. Hovnanian will develop the lots and sell the homes.

The plan calls for 68 waterfront lots on Lake Avalon, said Steve Pash, Winter Garden's community development director.

The lower density is dictated by much of the parcel being underwater.

The area along Marsh Road is rife with new home projects. Cleared land ready for new homes stretches across a lot of the acreage along Marsh Road.

"It's blowing up out there," said Pash. The pace has been fast enough to call for the city hiring another building inspector.

In addition to the most recently approved neighborhood, there are at least two others under development on Marsh Road, which becomes Hartwood Marsh Road after it continues into Lake County.

Waterside on Johns Lake is being developed by CalAtlantic Homes, formerly known as Standard Pacific Homes. In addition, Twin Waters, a Meritage development, is underway.

Development is scheduled to continue westward into Lake County, where Extreme Groves plans a 122-lot development as part of Lake County's Wellness Way Sector plan that has yet to be approved by the state.
