M/I Homes is in the middle of selling new homes on John's Lake in southwest Winter Garden.

Winter Garden is on track for 500 new home permits this year compared to about 300 last year.

"We are booming," said Steve Pash, Winter Garden's community development manger.

Pretty much every place where there is residential zoning a builder has claimed the spaces for new homes.  However, a large proportion of those tracts are in southwest Winter Garden, not far from Fowler Groves shopping conveniences, where Florida Hospital is building a new facility.

--At Hickory Hammock, Ryland and M/I Homes are building detached single-family residences off of Marsh Road on John's Lake in southwest Winter Garden.

--At The Overlook at Johns Lake, also off Marsh Road in the southwest corner of Winter Garden, Standard Pacific is building homes.

--At Twin Waters, in the same area, Meritage is building single family homes.

--Royal Oaks is building at Avalon Reserve off of Avalon Road, just north of Stoneybrook W. Parkway.

--Lennar is building at Alexander Ridge Manors, also off of Avalon Road.

--In Black Lake Preserve, on Sunridge Blvd. near SunRidge Elementary School, Royal Oak Homes is building.

Other areas near Winter Garden's downtown are also doing well. Crescent Community's development, Oakland Park, a quick bicycle ride on the trail to downtown Winter Garden, is thriving as well with David Weekley building there.

The boom has added some employees to the city's roster in the building section, including more customer service helpers and building inspectors, said Pash.

At the current pace, Winter Garden expects to be built out in about 10 years, with an estimated population of 55,000.
