Tennessee developer under contract for multifamily site in Horizon West Village H

Tennessee-based multifamily developer and builder TDK Construction Company is planning a 340-unit apartment community in Horizon West Village H.

Tennessee-based multifamily developer and builder TDK Construction Company has a prominent site in Horizon West under contract for its second Class A apartment complex in Central Florida.

The property lies on the southeast corner of Avalon Road and Flamingo Crossings Boulevard, where the company plans to build a 340-unit apartment community that's rich with outdoor space to sprawl, TDK's vice president of development, Ross Bradley, said.

The apartment complex, dubbed Vintage Horizon West, will consist of a mix of one-, two- and three-bedroom apartments, where residents will have access to a resort-style pool, clubhouse and fitness center equipped with virtual interactive trainers and Peloton bikes.

Bradley said the community will also feature three parks that will help connect residents to pedestrian walkways and neighboring projects, including a townhome community being planned by Titan Properties.

The 18-acre site under contract is part of a larger 35-acre site at 10553 Avalon Road that's currently owned by Titan Properties.

Over the past year, the Winter Park developer has been busy working with Orange County to entitle the land for the apartments and a neighboring 89-unit townhome community. Through an affiliate managed by principals Dell Avery and Stan Pietkiewicz, the company paid $1.05 million for the site in 2004.

Based on the developer's history, it'll likely sell the townhome segment to a separate builders as well. Principals at the firm did not immediately respond to a request for comment.

Bradley said Vintage Horizon West Apartments will be similar to Vintage Winter Park Apartments, which at 40 percent occupancy, is in the midst of being completed.

The Winter Park project is located at 4460 N. Goldenrod Road, and previously served as part of the Vaughn Industrial Park. The Tennessee-based firm entered the Central Florida market in 2016 when it paid $5.64 million for the 17-acre site.

Humphreys & Partners Architects is the assigned architecture firm for Vintage Horizon West Apartments. Poulos & Bennett is civil engineer.

Titan Properties filed a DP application earlier this week in Orange County for the apartment portion.

The pending application comes at a time when a wave of new development is underway on the eastern edge of Village H, near  the S.R. 429 Western Beltway. Including Lennar, other active residential developers in the area are D.R. Horton and K. Hovnanian Homes.

On the multifamily side, Hewitt Properties Commercial and C&R Land Development are planning a 280-unit apartment community at 10958 Avalon Road.

Thomas Hewitt, a managing member at Hewitt Properties, told GrowthSpotter the firm is under contract to sell the land to a "well-known" multifamily developer based out of Atlanta after procuring entitlements.
