Landmark plans off-campus student housing near UCF

The nation's largest developer of student housing has filed a Land Use Plan with Orange County to redevelop the Burlington Coat Factory property near the University of Central Florida main campus.

Athens, Georgia-based Landmark Properties is seeking to rezone the 12.3-acre parcel at 12151 E. Colonial Drive from Commercial to a Planned Development with a Low-Medium Density Residential land use. 

The site plan calls for 3-story buildings with 145 units (549 beds), plus a 5-story parking garage that would serve both the student housing and adjacent retail uses.

Landmark is seeking a waiver to allow up to 60 feet in height for the parking garage.

This would be Landmark's third off-campus student housing community in the Orlando market. The developer completed the 750-bed Station at Alafaya, north of campus, in 2018. The Retreat at Orlando, which has 894 beds, was completed in 2014 and sold last year for $81 million.

The Burlington site is next door to Park Square Plaza, which is slated for a mix of retail, a 24-Hour Fitness gym and future hotel. That project is under contruction now.

It's also a block from EOS Apartments, which were completed in 2015 and sold two years later for $52 million. Atlanta-based Catalyst Development Partners, which built EOS Orlando and is currently building a sister complex, CODA, at 13645 E. Colonial Dr.
