Tampa developer plans second apartment community in SE Orlando

A Tampa developer that’s currently building an apartment community near Lake Nona on Moss Park Road is just filed plans for a second project on Narcoossee Road just north of the S.R. 528/Beachline Expressway interchange.

Onicx Group has applied to rezone a vacant 9.7-acre parcel at 7833 Narcoossee Rd. to a Planned Development and has filed a Master Plan with City of Orlando for a 260-unit apartment community will a tie-in to the planned McCoy Road extension.

Onicx Vice President Arjun Choudary said the site was brought to them through their investor network. “And the location was right, and more important than anything else is the fact that the submarket of the broader Lake Nona area presents a lot of opportunities, and the demand far outstrips supply,” he said.

The submitted plan from BDG Architects shows three 4-story walk-up apartment buildings with surface parking. Amenities shown on the plan include a pool, dog park and playground. Choudary said unit count might end up closer to 230, but Onicx hopes to maximize the entitlements. The firm is calling it Green Park.

“Our objective is to create a vibrant community that promotes gentle density with an emphasis on greenery and walkability, creating a strong sense of place among the community,” development director Scott Claiborne wrote in his project description. “Our target demographic for this project consists of, but is not limited to, the working professional earning above median household income that is willing to pay for luxury housing with resort-style amenities.”

The property to the north is owned and operated by wrecker service. But the land to the south is part of a large, mixed-use development planned with retail along Narcoossee Road and entitlements for up to 600 multifamily units and 50,000 square feet of retail.

The company broke ground last October on its first Orlando multifamily project within the East Park Village mixed-use district on Moss Park Road. Onicx bought the 23-acre site, which already had driveways, internal roads and a master stormwater system, in 2013 for $844,600. Amenities at the apartment community include a swimming pool with an outdoor kitchen and recreational area, a fitness center with a spin/yoga room, a business center with individual workstations, detached garages, and a playground.

Choudary told GrowthSpotter the company plans to break ground in the Fourth Quarter of this year on the other components of the $200 million project. Those include a 45,000-square-foot medical office building, a hotel and 13,000 square feet of retail.

“The hotel is a dual flag Wyndham project,” he said. “It is a La Quinta and Hawthorne Suites.”

East Park Village is scheduled to wrap construction in late 2023 or First Quarter of 2204.

Claiborne referenced the project in his application for the Narcoossee rezoning. “The Onicx Group recognizes the strength of the Orlando market as exemplified by our East Park Village apartment project currently under construction just a few miles south on Moss Park Rd.,” he wrote. “Once complete, this project will deliver 264 Class A suburban garden style apartments. Orlando is a market that we are currently invested in and want to continue investing in well into the future as Orlando continues embracing its vision of being a vibrant, innovative, culturally inclusive, world-class community.”
