Meritage Homes is looking to build 200 townhomes on 29 acres in Ocoee on the West Orange Trail just west of State Road 429.
The Greens at Forest Lake community is expected to begin construction a year from now, said Adam Schott, Director of Land Acquisition for Meritage, and will include homes with views of city-owned Forest Lake Golf Course, just north of West Road.
Accessible by Fountains West Boulevard, the development requires rezoning from low-density to medium-density according to city records. Daly Design Group is processing approvals.
The proposal on land rated Zone X by FEMA calls for more than 6 acres of stormwater space, including a 3.6-acre dry pond in the center of the community.
Ocoee’s population rose 29.8 percent between 2010 and 2017, tops among suburbs west of Metro Orlando measured by U.S. Census figures, and its increase of more than 10,000 residents brings its population per square mile to 2,419. A breakdown of that data shows 73 percent of its housing is owner-occupied and 71 percent of its working-age population is in the workforce, with an average commute time of just under 30 minutes.
“We are very excited about the location and the proximity to the West Orange Trail,” and State Road 429, Schott said via email.
The townhomes would be located just east of Arbours at Crown Point Apartments.
Homes would be a minimum of 1,500 square feet of living space with two-car garages on 24-foot-by-107-foot lots in 4- and 6-unit structures. The product has been successful in South Orlando’s Meadow Woods, Schott said; prices there start at $260,720, according to its website.
Greens at Forest Lake is about 3 miles from high-end single-family home communities developed by Meritage in nearby Winter Garden, per the builder's website marketing map.
