Epoch Residential buys land near Winter Park for its planned active adult community

Luxury apartment developer Epoch Residential just bought land near Winter Park with plans to break ground on a new active adult community soon.

The developer paid $5.36 million for the roughly seven-acre site, which once housed the former Aloma United Methodist Church at 3045 Aloma Avenue. Justin Sand, president of Epoch Residential told GrowthSpotter demolition work is underway.

The church, built in the 1970s, closed its doors last summer. The site consisted of seven buildings totaling about 32,800 square feet. The property was listed with Foundry Commercial.

Sand said the company anticipates to begin construction in August. The 178-unit active adult community is slated to open by the end of next year.

Madden, Moorhead & Stokes, Inc. is the civil engineer. Humphreys and Partners Architects is the architect.

Rooms will be age-restricted for persons 55 years of age or older. The yet-to-be-named community will consist of 100, one-bedroom units and 78, two-bedroom units.

Amenities will include a fitness center with a yoga room, catering kitchens, private dining space, community garden and a resort-style pool with a hot tub and spa area.

Meanwhile in Kissimmee, Epoch is developing another active adult community called Calirosa. Sand said the company expects to open the community by the third quarter of this year. It’s sister 296-unit Sonceto apartment community should open in July, he said.

Last year, the firm sold its 293-unit Maitland Station apartment community for $73 million to an entity tied to Nashville-based Nicol Investment Company. The company spent about $5.2 million acquiring the site in 2016.
