Homebuilder D.R Horton wants to annex roughly 200 acres into the city of Ocoee for a new 381-unit subdivision.
The property, located south of McCormick Road and west of Apopka Vineland Road, is made up of three parcels on the outer edge of the City of Ocoee municipal boundary.
The site, owned by Byron and Charlotte Carter, currently houses a single-family residence, a small warehouse and a private air strip.
D.R. Horton filed an application with the city in December requesting approval for the annexation into the city, as well as a Large Scale Comprehensive Plan Amendment and a rezoning to Planned Unit Development (PUD).
According to a site plan, the residential community would feature a mix of single-family homes with different sized floorplans, each offering a minimum living space of 1,200 square feet and a minimum lot width of 40 feet.
Public documents show the community will be aimed at first-time homebuyers as well as move-up buyers. D.R. Horton declined to comment on the story. Poulos & Bennett is the civil engineer.
Once fully built-out, the Lennar community will consist of 844 single family homes, marking the largest residential community in the city.
Greater Orlando's overall rise in population is creating demand for more residences on the outskirts of its downtown region. The latest U.S. Census figures shows Ocoee's population has steadily increased, rising 29.8 percent between 2010 and 2017.
Other developers cashing in on Ocoee's rising population is K. Hovnanian Homes. The developer recently entered the Ocoee market with its 50 single-family home community at 1910 E Silver Star Rd. called Ocoee Landings.
Also in the pipeline is developer Richard Wohlfarth's Ocoee Village Center, slated to bring a mix of apartments, townhomes and more than 150,000 square feet of commercial space at the intersection of Clarcona Ocoee Road and North Lakewood Avenue.
