Narcoossee parcel may finally find a buyer

The land at the southeast corner of Narcoosee Road and Clapp Simms Duda Road in Orlando may have upped its chances for sale.

A nearly four acre parcel may be sitting in the catbird seat now that it has been rezoned to allow commercial use and sits a stone's throw away from a new housing development.

The property, on the southeast corner of Narcoossee Road and Clapp Simms Duda Road, is located right near the roughly 145-home Fells Landing that Meritage Homes finished last year.


The land is owned by Ayub Khan, property records show, but Khan could not be reached for comment. The broker, Richie Frucci of Fusilier Realty Group, said there has been interest in site, but terms have not been reached. The asking price is $2.95 million.

Khan had the land up for sale for at least several years, according to people close to the effort.


In hopes of expediting a sale he took the simultaneous steps of annexing the property from Orange County to Orlando and getting it rezoned to a non-residential category from agricultural.

The parcel can now be developed for commercial use of up to 50,000 square feet.

Property planners say the site is too small to contain a grocery store, but it could have a building like a bank as its anchor and contain several stores and restaurants.
