Irvine, Calif.-based Pacific Dental Services is eying Orlando market entry by proposing its own commercial office center on the eastern edge of Lake Nona, with potential purchase of three acres owned by a multi-family developer that recently opened an apartment complex on Lake Whippoorwill.
Located in the 12500 block of Narcoossee Road, directly east of Lake Nona High School, the early-stage development plan is focused on a parcel west of Dwell Nona Place apartments, which the Klein Company developed in 2015 on 23.5 acres along the southwest corner of Lake Whippoorwill.
The three acres, subdivided off of Klein Company's main multi-family parcel last year, are zoned for retail and office within the Lake Whippoorwill Landing PD. Klein Company acquired the two parcels totaling 26.5 acres in April 2014 for $5.6 million.
Irvine-based Covenant Group, preferred developer for Pacific Dental, has the parcel lined up for purchase from Klein Company's LLC affiliate. Covenant will develop the property with a portion reserved for the dental business, said Bruce Kahl, principal with the company.
Working with MCP Design, an affiliate of Winter Park-based Michael Collard Properties, an early-stage development plan for Whippoorwill Center has been filed with Orange County for the single-story commercial strip center, which would offer just under 18,000 square feet of leasable space, with one 12,000-square-foot building and a 6,700-square-foot building. It could not be confirmed Tuesday how much of that space would be reserved for Pacific Dental.
Pacific Dental Services has offices in 17 states, with one new location west of the Greater Orlando area, in Sumter County's Wildwood. Kahl of Covenant Group said another dental branch is being developed in Clermont.
