Irvine, Calif.-based Pacific Dental Services will seek final approval Oct. 5 from Orange County's Development Review Committee for a three-acre retail center on Narcoossee Road, across from Lake Nona High School.
A PDS affiliate paid $2.1 million on June 21 for the parcel, which was carved out of the Lake Whippoorwill Center and adjacent to Dwell Nona Place apartments.
GrowthSpotter first reported in January that PDS was eying expansion at Lake Whippoorwill. MCP Design, based in Winter Park, provided engineering services while Aloha Pacifica was the landscape architect.
Irvine-based Covenant Group, preferred developer for Pacific Dental, will develop the property with a portion reserved for the dental business.
The proposed development plan shows two buildings with associated parking and landscaping. The larger is 12,375 square feet and is divided into as many as six bays. The smaller building would be 6,834 square feet and could be divided into two tenant spaces. Two sets of color renderings show the dental office and a mattress store taking two of the retail spaces, either in building A or taking up all of building B.
County Planner Tammilea Chami said Monday the development plans were approved at a previous DRC meeting. The only outstanding issue dealt with a minor change to the monument sign.
Executives with Covenant and Pacific Dental did not respond to requests for comment on Monday.
PDS has offices in 17 states and has targeted the Orlando market for future expansion. The company currently has more than 275 affliated offices in the Southwest and plans to add 50 or more new affliliates nationally per year - including new locations in Sumter County's Wildwood and in Clermont.
