Ulta Beauty is planning to open a flagship store, it's 12th in the Greater Orlando market, in Marketplace at Dr. Phillips.
Unicorp National Developments CEO Chuck Whittal confirmed to GrowthSpotter that the cosmetics retailer is the tenant for an 8,200-square-foot building planned for an outparcel at the corner of Sand Lake Road and Della Drive, in front of the HomeGoods-anchored shopping center.
Unicorp has filed construction plans with Orange County and with the South Florida Water Management District. The developer has a contract to buy the outparcel from the original developer, Dr. Phillips, Inc.
UPDATE: A Unicorp affiliate paid $1 million for the property on Oct. 27, with the deed recorded Oct. 30.

The Dr. Phillips location fills a gap for Ulta in Orlando, where the closest store is in the Millenia submarket. It's slightly smaller than a typical 10,000-square-foot stand-alone store. Most Ulta stores reserve about 10 percent of the floor space for a full-service salon.
The company ended the second quarter with 1,010 stores and square footage of 10,631,474, representing an 11.3 percent increase in square footage compared to the previous year. The company goal for 2017 is to open 100 new stores, remodel 11 locations and relocate seven stores, according to its most recent earnings report.
