Sanford auto shop owner to turn family land asset into residential development

The owner of a Sanford auto dealership appears ready to take land that has been in his family for years and turn it into a residential development.

Sameer Asfoor, through a limited liability company, is proposing 10 single-family lots on 7.11 acres at the northwest corner of Orange Boulevard and Markham Road in Sanford.

The working name of the development is Chateaux at Markham, and Asfoor is seeking from Seminole County a rezoning to Planned Development and Subdivision from its current Agricultural zoning. The property is currently vacant, according to Seminole County land records.

Asfoor owns Evolution Auto, a used car dealership and service shop located at the corner of Rinehart Road and SR-417. Efforts to reach him by phone and email were unsuccessful on Wednesday. His civil engineer, Jean Abi-Aoun of Florida Engineering Group, was also unavailable.

The property has been in the Asfoor family for more than a decade.

In October 2004, Sameer and Kristy Asfoor served as principles of Samy Realty LLC, which bought the land for $360,000 from F & J Groves, Inc., property records show.

At the beginning of February 2011, ownership was restructured and the price dropped when Samy Realty sold the parcel to Chateaux at Markham LLC for $177,600.

Chateaux at Markham LLC's principles are listed as the Sameer T. Asfoor Family Trust and the Kristy A. Asfoor Family Trust, according to property records.
