150-plus townhomes planned near commercial, industrial areas of Sanford

M/I Homes has started site development on a new 155-townhome development on South White Cedar Road in Sanford. 

The development, called White Cedar, is located on 19.26 acres just north of State Road 46 (West First Street). M/I Homes purchased the three parcels that make up the site in May for $2.9 million combined, according to Seminole County Property Appraiser records. The city of Sanford annexed the property in December. 

M/I Homes area president David Byrnes said the company should start construction on the units early next year. Townhomes in the gated community will be priced in the mid-$200,000s. Floor plans are being finalized and amenities will include a pool and cabana. 

The development is within minutes of Sanford’s SunRail station, Seminole Town Center and restaurants, Byrnes said in a news release, and the Orlando-Sanford International Airport is accessible via the Central Florida Greeneway. 

“This community is designed for security, privacy and commuters to both Orlando and Daytona Beach,” Byrnes said in the news release. “The area is also 30 minutes from both the East Coast beaches and Wekiva River State Park to the west. 

Before M/I Homes purchased the 19-plus acres, the property was mostly vacant except for several small single-family homes. On March 12, the Sanford City Commission voted to rezone the land from agricultural to planned development.  

The property is within an area designated by the city as Westside Industry and Commerce in the Sanford comprehensive plan. The area designation allows commercial and industrial uses, according to city documents. 

Sanford officials have required that all sales agreements for the homes disclose to potential buyers that industrial uses built nearby could generate unwanted noise. 

Madden, Moorhead & Stokes is the civil engineer on the project.

Other similar projects have been active in the region in recent months, including: 

  • Henin Group cited rising single-family prices in the region while proposing 160 townhomes on 17-plus acres along S.R. 46 between Persimmon and Riverview avenues. 
  • Townhomes, single-family homes and retail/commercial are in the works by Project Finance & Development LLC for approximately 34 acres at 2305 N. Beardall Ave.
  • Phase two of Riverbend by Project Finance & Development is set to include townhomes and single-family homes by D.R. Horton on approximately 45 acres at the corner of Beardall and Hughey Street.
