The co-founders of iStudio Salons will start next month to redevelop the former Graffiti Junktion restaurant near Winter Springs into the chain's eighth Greater Orlando location, and will include additional non-salon retail space.

iStudio Salons principals Mark Abbett and James Schregardus paid $2.025 million in late June for the property at 1468 Tuscawilla Road. The 5,726-square-foot former restaurant is in the Willa Springs Shopping Center just south of Red Bug Lake Road.

"We chose this location because we saw an opening in this market for us, and it's also one of the hottest trade areas in all of Orlando," Schregardus told GrowthSpotter. "Additionally, we knew that several years ago the building served as a very successful high-end salon, so we knew there was a proven demand for hair and spa-related services."

iStudio Salons provide studio work spaces for individual stylists, barbers, estheticians, nail technicians, massage therapists, waxing specialists and microblading specialists to rent.

Rent includes utilities and access to washers, dryers, Wi-Fi and cable. The stylists are their own bosses and can choose the hours they work.

Schregardus said the company plans to spend "well north of a million dollars" converting the building to the iStudios concept through extensive exterior renovations, including a new façade, contemporary awnings and a resurfaced parking lot.

The company is about halfway through securing all needed permits from Seminole County with an anticipated construction start in August, added Schregardus, who expects the salon to open before Christmas.

"When we are done with our renovations the building will look brand new," he said. "In addition to our space, we are also creating a 1,000-square-foot retail space in the front of the building for a second tenant. We will soon start marketing the space as we look for a user complementary to our concept."

The architect on the project is Angel C. Saqui of Coral Gables, and Andrew General Contractors is leading construction. This is the 11the project iStudios Salons has done with this architect and contractor.

Schregardus said there will be additional new iStudio Salons opening in Central Florida at yet-to-be-disclosed locations. The company's next new salon outside this area will open in Munster, Indiana, in Spring 2019.
