V3 Capital seeks rezoning to build new office project in Winter Park

A new office building is being planned for Winter Park.

According to an application filed with the city in February, Maitland-based real estate firm V3 Capital Group is seeking to rezone 1.7 acres of land between Gay Road and Trovillion Court to allow for a two-story, 32,000-square-foot office building. 

CEO Trey Vick said the building would be one of few new office deliveries in the city. 

He said more often than not, office supply in Winter Park is being re-purposed into luxury residential or heavy retail commercial projects, and that gives into opportunity.

“I look at Winter Park as a phenomenal area to house your business,” Vick said.”It’s extremely walk-able and you have great access to high-end restaurants and shopping centers. When you think of it as an office amenity package, it checks a lot of important boxes.”

The company has four contiguous parcels under contract at 1419 and 1421 Trovillion Ave., and 1428 Gay Rd. The site is owned by Kathleen Bond, who inherited the family asset. The property consists of a pair of houses built in the 1950s and an old storage facility. 

Though recently envisioned for office space, Winter Park developer Chris Hughes of Wekiva Capital Partners previously had the land under contract to build up to 28 townhomes or a memory care facility.

Hughes told GrowthSpotter the project fell through because the parties involved couldn’t agree on terms, but he's excited to see what’s to come of the property. 

Vick said he hopes to start construction during the fourth quarter 2019. 

The office project was designed for both single- and multi-tenant use, he said. Cuhaci & Peterson is the architect and Kimley-Horn & Associates is the engineer.

V3 isn’t the only developer in the area looking to usher in new office space into the city, albeit in smaller degrees.

Winter Park developer Ira Kitograd is in the midst of getting approvals for what's geared to be the city's first live-work units.

The developer is seeking to place residential dwellings over a proposed five office suites at 2600 Temple Drive, with early site plans showing a project totaling 12,950-square-feet with office units totaling about 3,770 square feet.

Dan Bellows, of Sydgan Corporation, is also working in partnership with custom homebuilder Brannon Construction to develop its new headquarters with additional space to lease on its first floor.
