Winter Park developer moves forward with plans for city's first live-work units

Winter Park developer Ira Kitograd is moving forward with plans to build what's geared to be the city's first live-work units.

The developer won a majority vote from Winter Park's City Commission last week to approve a Conditional Use request, allowing him to place residential dwellings over a proposed five office suites at 2600 Temple Drive. 

Early site plans show a project totaling 12,950-square-feet with office units totaling about 3,770 square feet. Residential units will range from 1,000 to 1,600 square feet. Four of the five will feature two-bedroom units and the remaining unit will have three. 

Kitograd said each unit will have fee simple ownership with the option for owners to choose how they wish to use both the office and residential living area.

The project would be a first of its kind in Winter Park and similar to those live-work projects in Orlando's Baldwin Park, which Kitograd said have matured successfully.

Features include a one-car garage, yard space and a private entrance. Prices for the units are yet to be determined, but Kitograd said the price point would be "significantly lower than typical residential Winter Park new construction." 

Winter Park Design is the architect; Unroe Engineering is the engineer. 

Plans to demolish the current one-story, 1,818-square-foot property on the site are in the works. Built in 1953, the now vacant building previously housed an assortment of health and wellness businesses.

The developer paid $355,000 for the half-acre property in October.

Hoping to score the necessary site plan approvals from the city soon, Kitograd said he aims to break ground on the project in May. 

The developer has been active in Winter Park for more than 25 years. His projects include a number of luxury custom-homes projects across Central Florida.
