Homebuilder's office, construction plans take shape for Ravaudage in Winter Park

Dan BellowsBenjamin Partners Ltd. will welcome a local homebuilder's new office building to the 73-acre Ravaudage development in Winter Park, and anticipates a vertical construction start in the coming months for new apartments, self storage, a hotel and more at the property. 

Custom homebuilder Brannon Construction has had its small 950-square-foot office building for 25 years at 1006 Lewis Dr., right in the middle of what is now Ravaudage. 

Owner Mike Brannon recently closed a deal with Bellows to swap land parcels with him, and will build a new larger company headquarters about 300 feet away. 

"I just got my new office plans two days ago, so I'm in the process now of pricing out the new building, and we'll go for permitting in hopefully the next three weeks," Brannon told GrowthSpotter

His new building will offer 3,332 square feet across two stories, of which 668 square feet on the ground floor will leased out to another tenant. 

"Our office will be on top, and two thirds of the ground floor will be storage area for some of our materials," Brannon said. 

Bellows began acquiring land in 2002 on the northwest corner of Lee Road and N. Orlando Avenue. Fourteen years later, 73 contiguous acres have been amassed through more than 200 transactions, with entitlements for the mixed-use project collected from three different local governments.

Alliance Residential Company opened the first phase of apartments this month at its seven-story, 268-unit multifamily building, a development with The Carlyle Group that is Ravaudage's first large project to come out of the ground. 

The Bainbridge Companies has poured its foundation and footers and is into advanced site work on an adjacent 3.7 acres, for its planned five-story, 278-unit "Bainbridge at Winter Park" apartment complex.

Beginning Monday, pre-cast panels for the parking garage will begin arriving on site, and a crane will start erecting the garage over a period of four weeks. The multifamily building will then be built as a wrap around the garage, with completion estimated for 18 months from now, said Bob Thollander, vice president of development. 

Watercrest Senior Living Group is now scheduled to close on March 23 on the purchase of a three-acre parcel for its planned three-story, 107-bed memory care facility. Construction plans and permit requests were filed this month with the city of Winter Park, and St. Johns River Water Management District. 

Atlanta-based developer The Simpson Organization anticipates a groundbreaking in the second quarter for its four-story, 103,000-square-foot self storage facility with 10,000 square feet of ground-floor retail. Simpson bought the land and approved plans last October from Bellows. 

Construction is estimated to start in August on a four-story, 102-room Hilton Garden Inn that Bellows will own at Lee Road and Orlando Avenue, west of Miller's Ale House. A separate 332-space parking garage with retail will be built in step with the Hilton, Bellows said. 

And plans continue to be refined for what is now a seven-story, 313,000-square-foot mixed-use building at the southeast corner of Morgan Stanley Avenue and Lewis Drive, he added. 

Bellows has Marriott flag approval to apply Springhill Suites to a 110-room hotel within that building, which currently includes an estimated 30,000 square feet of office, 14,000 square feet of retail, a 6,000-square-foot restaurant on the top floor, and 430-space parking garage attached. Bellows' own Sydgan Corporation will serve as GC on the estimated $36 million project. 

Another eight-story, owner-occupied office building of 120,000 square feet is also in development, said Bellows, who declined to share details on the prospective user or timeline. 

"By December, people should have a better visual understanding of how it will all lay out. You should see vertical construction on the self storage facility, Watercrest, the Hilton Garden Inn and Bainbridge," Bellows said. "Almost all the surface parking you see today will be going away, it's just temporary to get the ball rolling. There will be four parking garages here in the next two years." 

A Bellows land affiliate also holds 23 acres on the northern Maitland side of Ravaudage that were formerly home to the 247-unit Gem Lake Apartments, which were closed last fall. 

That property has very flexible entitlements for dense redevelopment, with up to 320 residential units that could be owner-occupied, attached or detached homes, apartments, assisted living or active adult, and 70,000 square feet of commercial. 

Bellows has a request to vacate a road on that property going before Maitland's Development Review Committee this month, and an upcoming City Commission request to adopt a $1.2 million Monroe Avenue ditch agreement to install new stormwater retention equipment on the property.

A Planned Development application is also in the works for Maitland submission in March or April, he said.
