Plans filed for massive transit development next to Meadow Woods SunRail station

A conceptual site plan for a mixed-use development near the Meadow Woods SunRail Station. The owner is looking for entitlements to bring a little more than 1,500 residential units on a nearby shuttered golf course.

Plans are being put in motion for a new transit-oriented mixed-use community set to rise on the shuttered Meadow Woods golf course that lies next to the SunRail station.

Hamilton Engineering & Surveying, Inc. just filed plans in Orange County on behalf of Orlando's El Shaddai Christian Church to redevelop the former golf course, which currently boasts roughly 170 acres of unused greens and fairways that stretch between East Wetherbee Road and State Road 417, right along the east end of Landstar Boulevard.


GrowthSpotter first reported the church's intentions in 2015, when real estate developer and former broker who sold the property to El Shaddai, Jose Hoyos, began advising the church to compose a Transit-Oriented Development (TOD) in conjunction with the upcoming Meadow Woods Station.

Because the property lies in close proximity to both the commuter rail line and future Virgin Florida station, the project falls within a mixed-use station district that would allow for higher density developments that must also adhere to walkability design requirements, among others.


The owner is looking for entitlements to bring a little more than 1,500 residential units and 22,500 square feet of commercial space, including medical office use and retail space.

The recently filed site plan shows the master planned community would be broken down into four neighborhoods: Meadow Woods Town Center, Wellness Village, Midtown Village and South Village.

The conceptual plan shows Wellness Village would feature a 144-unit senior living development with up to 10,000 square feet of medical office and retail space.

South Village would consist of a 384-unit apartment complex with a clubhouse and pool, as well as a townhome community with 242 units across 31 buildings.

Both Meadow Woods Town Center and Midtown Village contain a mix of apartment buildings with ground floor retail space, garden-style apartments and two-story flats.

Bonnett Design Group is the master planner for the community.

Previously GrowthSpotter reported that the church plans to sell or lease parcels of its land for development. Hoyos was not immediately available to comment.

SunRail's recent 17.2-mile extension was completed in July and extends from Sand Lake Road Station in Orlando to Poinciana in Osceola, with stops along the way at Meadow Woods, Tupperware and Kissimmee/Amtrack.


So far, the extension has proven to help fuel new development along the new stops, particularly around the Tupperware Station.

Recently GrowthSpotter reported plans by Wendover Housing Partners to build a $38 million transit-friendly apartment complex less than a block from the Kissimmee SunRail station.

Even Sanford's station, the northernmost transit stop in Seminole County, has recently garnered the likes of DeBartolo Development, which plans to build new mixed-use project with multifamily and commercial use. For a while, the station was at the center of critique for not igniting new development.

Last summer, Integra Land Co. announced it would build a 289-unit luxury apartment community near the SunRail station in the Volusia County city of DeBary.
