Magic plan temp parking on site of future mixed-use district near Amway Center

The Orlando Magic and a land owner affiliate will put temporary parking lots for the coming season on the lower third of their 8.4-acre vacant city block north of Amway Center, which is planned for a future Sports Entertainment District that has remained in conceptual phase for the past two years.

The company was granted a temporary use permit from the city in late September to allow two surface parking lots on the former Church Street parking garage site, which used to lie just north of the Amway Center, and is the southern end of the future Magic Entertainment Complex.


The club's land owner affiliate SED Development has been demolishing the former Orlando Police Department headquarters since early July.

That building, along with the site of a former parking garage and the Orlando Union Rescue Mission (OURM) men's shelter make up a city block north of Amway Center that was acquired for redevelopment at a cost of at least $2.8 million, bordered by W. Central Boulevard, S. Hughey Avenue and W. Church Street.

A 133-space valet parking lot will serve Magic game patrons with access on the northeast corner of Division Avenue and Church Street, while a 30-space lot for Amway Center business office uses will be at the northwest corner of Hughey Avenue and Church Street.

The Magic valet lot is intended for the entire 2017-18 season, though this permit is approved for a maximum three months, indicating the team's land owner affiliate will have to get another temporary use permit from the City Council in the coming months.

That permit could be extended up to two years by staff, further prolonging the delay to Phase 1 construction for the Sports Entertainment District.

The smaller business lot is a replacement for the arena's "Blue Lot" on its east side, which will be inaccessible for at least 14 months while Hughey Avenue is closed to traffic for an overpass flyover ramp being built as part of the I-4 Ultimate project.

Magic spokesman Joel Glass told GrowthSpotter on Tuesday evening that nothing has changed on the undetermined timeline for the Entertainment Complex's Phase 1 development and construction. The project is still in its design process, he reiterated.

The OURM plan to relocate to its new men's shelter being built on W. Colonial Drive was originally set for late October, but has now been delayed to late December due to hurricane-related setbacks. That delays by three months their ability to vacate the old men's shelter for the Magic, the last structure on the city block to be demolished.

The city and SED Development, an affiliate of Magic ownership and executives, entered into a Development Agreement in November 2014 for the property.

Dubbed the "Sports Entertainment District," it's intended to have a hotel, retail, office and residential uses with new structured parking across two phases of construction. It was projected as a $200 million redevelopment at the time.
